New Builds in the Cleveland Area

Construction Worker on Site with Plans

The Greater Cleveland area is booming with exciting new developments. In addition to the highly anticipated revivals of notable downtown areas such as The Flats, here are more emerging projects to keep an eye on in the Pepper Pike and Orange Village communities:

  1. 1. The Luxe at Pepper Pike

Slated to be “the gateway to Pepper Pike,” The Luxe at Pepper Pike is an upscale townhome complex that is set to rise at the corner of Brainard and Cedar roads.

When completed, the gated community will feature 40 townhouse units spread across 20 duplex buildings. The units will range in size from 1,900 to 2,500 square feet, with options for two or three bedrooms.

JA Friedman Capital is in charge of the project, which broke ground in May 2017.

  2. 2. The Lakes of Orange

The Lakes of Orange may still be under construction, but it has already received accolades. Granted the 2016 Cleveland Choice Award for “Best Green Development” and the Home Builders Association of Greater Cleveland’s “Best Community Entrance Landscaping,” this development is gaining all the right attention as Ohio’s first Green-certified residential area.

The Lakes of Orange is nestled within a 95-acre site which features 25 acres of nature preserve and a 1-acre lake. The community is planned to include 150 lots, measuring 1/4 to 1/2 acre. Houses are custom built according to the National Association of Home Builders’ National Green Building Standard. Kertes Enterprises, LLC and Miller Homes are the community’s approved builders.

Amenities include recreational facilities that encourage residents to make the most of the neighborhood’s lush natural settings, such as a clubhouse with swimming pool, an airy lakeside gazebo, and tennis court.

  3. 3. Pinecrest

Pinecrest is a huge multi-use development project due to open in Orange Village in the spring of 2018. This $230 million project is designed to create a vibrant, new downtown area east of Cleveland – perfect for the region’s growing millennial population. The district will feature a mix of residential buildings, street-level retail outlets, and office spaces.

Construction is ongoing at the 80-acre site. The current building phase features 87 luxury apartments. The second phase will include 300 more residences set to open by late 2018 or early 2019. Options will include townhomes and loft-style units ideal for young professionals and empty nesters. Pinecrest will also feature its own 120-room boutique hotel.

  4. 4. Edgewood Trace

A new gated community is on the rise at 29450 Cedar Road in Pepper Pike. Edgewood Trace is a $20 million cluster home development spearheaded by The Orlean Co.

Edgewood Trace is slated to include 42 townhouse units in 21 attached cluster home buildings. Each home will feature at least 2,400 square feet of living space, with a first floor master suite. The neighborhood is designed to attract young professionals and empty nesters alike with its low-maintenance housing units. Units are currently on sale.
